  • The enormous Great Room, decorated in cool pastels, has soaring cathedral ceilings and wall-to-wall sliding glass doors that open onto expansive wrap-around decks and endless views of the Caribbean Sea. For your pleasure, there is an entertainment center with Satellite Tivo-style TV, VCR, and DVD.
  • There is a wrap-around deck to match the wrap-around views.
  • The Relax and Renew area, decorated with soft overstuffed furniture is a lovely tranquil place, perfect for reading, quiet reflection, or a mid-afternoon nap.
  • Luminaria's glass dining table seats 6-8 and overlooks pristine views of Coral Bay. A beautiful hand painted oriental screen and floral chandelier add to the ambiance of this gracious dining area.
  • A soothing, hot springs spa is also located on this main deck directly off the living room. Picturesque views of Coral Bay are the perfect spot for a relaxing soak at the end of a long lazy day.
  • The large modern kitchen is a dream for any chef. Accented with rich mahogany cabinetry and granite Corian countertops, it's equipped for preparing the finest feast. Stainless steel double convection ovens, built-in microwave, dishwasher, blender, toaster oven... this kitchen has it all!
  • ...Cuisinart food processor, coffee grinder, coffeemaker, deep fryer, warming trays, wine cooler and even an ice cream maker! Also included is a complete assortment of serverware and crystal. A telephone/fax and answering machine are provided and washer/dryer and a half bath are located off the kitchen.
  • There are many pleasures to experience - play beneath the waterfall in the free-form pool, stroll the carefully crafted gardens, or lounge while you take in the panoramic ridge top views.
  • The views are a feast for the eyes - from the Bordeaux mountain range, to Coral Bay, and even to down-island views of the BVI!
  • From this hilltop location, the inspirational views have no comparison.
  • A third dining experience can be enjoyed from the spacious wrap around deck on the main level. Expansive down-island views and swaying native palms enhance this exceptional setting.
  • Serenity is the fitting name for the main floor master bedroom. Huge picture windows overlook a lush tropical garden. Sliding glass doors open onto a private deck perfect for enjoying an early morning sunrise. With delightful cross breezes, the Trane air conditioner is rarely needed. Luxurious bedding accented in tranquil blues and greens is paired with a restful pillow top king mattress.
  • Relax in bed and enjoy the magnificent views of the British Virgin Islands!
  • The Master Bath has a marvelous circular shower made of native stone and glass block. The abundance of natural light enhances this oversized shower area.
  • Through sliding glass doors, tropical gardens surround the exterior deck stairway which links the upper deck to the expansive poolside area and lower level bedrooms. Each plant was carefully selected and placed to create a unique and memorable ambiance.
  • An inside staircase leads to the lower level den and two spacious bedrooms with private baths. The den offers a second entertainment area with satellite TV, DVD and VCR. It also has a queen sleeper sofa.
  • The third bedroom, Island Dream, reflects pure Caribbean charm with its cool feel-good colors of rose, aqua and lime. This bedroom offers a sparkling pool view and a bed that can be made up as twins or a king. Through sliding glass doors, you will enjoy the sound of the calming waterfall.
  • The Bliss bedroom has sliding glass doors that open onto a large deck with shimmering Coral Bay water and mountain views. It has a king bed, air conditioning and ensuite bath.
  • Each lower level bedroom at Luminaria has an in-suite bathroom with glass block shower and shimmering glass tile countertops. The bath connected to Island Dream also has direct pool deck access.
  • Award-winning tile inlaid with crushed fossils and shells, provides a spectacular beach look for this expansive 2000 sq. ft. patio. A convenient wet-bar with fridge keeps beverages handy for those long lazy afternoons.
  • Fiber Optic lighting adds a striking array of color for your evening enjoyment.
  • Colorado couple, Lynn and Richard Hansen, own Luminaria. A quest to find their "special piece of paradise" led them on adventures throughout the Caribbean. They fell in love with St. John while sailing the BVI's. The name Luminaria was chosen to reflect the bright and majestic spirit of their unique home.
  • The desire of the Hansen's is to create a magical experience that will live in peoples' hearts long after their vacation has ended. Luminaria will stay in your heart forever!

Bordering the VI National Park, Luminaria has a/c in each bedroom, a gorgeous freeform pool with a waterfall, a spa, lush tropical gardens, and a spectacular 270-degree panoramic view. All three bedrooms can be accessed from inside the great room - a plus for families.

The spectacular mountaintop setting and views are considered one of the finest in the Caribbean. Guests repeatedly rave about the spaciousness, attention to detail, fantastic kitchen and beautiful pool area. Luminaria has great proximity to North Shore beaches, and yet is only 20 minutes to the Cruz Bay ferry dock.

    Luminaria is a spacious beautiful home. We enjoyed the large decks with spectacular views!
    This was our first stay in the Upper Carolina area and it was nice to be so close to the north shore beaches. The home is beautifully furnished, landscaped and well equipped, especially the kitchen!. The driveway is an adventure in itself.....but we got used to it! The Viva staff was very helpful and accommodating as usual! Thanks for a great vacation!

    We loved the house and would definitely recommend it as well as all the folks @ Viva, they were awesome. We came in a day late due to hurricane, but we still had a great time. I love Upper Carolina area and have stayed in that area before. The only issue
    (and not a big one) was that both the greeter and maintenance noted we didn't have enough toilet paper, but no one came back with any, no big deal, we just went out and bought more.

    We had a great week at Luminaria, high up Upper Carolina Road looking over Coral Bay and across to the BVI. Luminaria has stunning views and is a very well equipped and cared for villa. Great kitchen, great layout, wonderful hot tub and pool and deck area,
    beautifully landscaped. Viva Villas was great--very organized and helpful. St. John Car Rental was also excellent. A fantastic and memorable vacation!

    Very impressive location/view. Lots of space and furniture. Kitchen was well equipped and large. No warning that driveway is very steep and you have to drive a block past it and make a u-turn in order to drive up. Most issues were resolved quickly by Viva Villas. Pool lights never worked and attempts to repair it failed. It took a while to get acclimated to the lack of AC in the living/dining areas.

We recommend to our guests to make the U-turn to enter the driveway for two reasons: primarily so that they can see the driveway before attempt and secondly because its an easier and more gradual approach to the driveway-however, you can go up head on. You are correct, Luminaria only has a/c in the bedrooms. It als has several ceiling fans throughout and screened doors to keep the air circulating throughout. The VIVA Team

    We stayed 8 wonderful days in St. John and thoroughly enjoyed our stay at Luminaria Villa. The villa was large and clean, and the views were incredible!
    We all enjoyed the pool, hot tub, and the spaciousness of the villa. My wife liked having the kids bedrooms accessible by inside stairs, under the same roof. The villa is tastefully decorated and the landscaping lush and colorful with flowering plants and trees all around. The location was very private (clothing optional) and convenient to Coral Bay and the north shore beaches. The villa management company was very responsive brining us a full propane tank for the grill when ours ran out after hours. I wouldn't hesitate staying at Luminaria again and would recomend it to anyone travelling to St. John and staying at the Coral Bay side of the island.

    As always, we greatly enjoyed our stay on Saint John thanks to Viva. Our greeter, Corine, was helpful, warm, and welcoming. We can't wait to see her again next year. We had an atypical requests (to order a ppv boxing match at the house) and VIVA did everything they could to make it happen. When we ran into troubles the night of the fight, sherrolyn was extremely helpful on the emergency line, and while things did not work out, VIVA did everything they could to ensure we enjoyed our stay. Luminaria was beautiful and our mid-week maid was a sweetheart. Thanks for all of your help!

    This was our fourth trip to St. John and by far the most relaxing and enjoyable. What a wonderful stay we had in this beautiful home. We enjoyed the basket of treats left for us, the fresh flowers on the table and the other little touches that made us feel at home. We loved the different pieces of pottery and beautiful artwork . We especially enjoyed the wildlife and diversity that surrounded us. We searched for hermit crabs in the dark with flashlights and counted the 50+ bats as they emerged at dusk as we sat in the hot tub drinking banana smoothies and rum punch. No wonder we didn’t have any problems with bugs! The kids enjoyed the donkeys, goats, lizards, frogs, and mongoose that were easy to find if you took the time to look. We had a delightful boat ride to the BVI with Captain Patrick of the Nauti Nymph. He was a wealth of knowledge and we all had a great day of snorkeling and exploring. Some of our favorite restaurants were Morgan’s Mango, Aqua Bistro and Skinny Legs. Miss Lucy’s is just not the same without Miss Lucy. We explored new beaches and found Little Lameshur Bay and Vie’s Beach to be some of our favorites. We look forward to coming back and staying at Luminaria in the near future. Truly a phenomenal vacation.
